Superior Roofing lists four ways to tell if you should repair or replace your roof.

  1. Check the Age of Your Roof

    At some point in your roof’s operating life span, any repair work you do will eventually cost as much as a full-blown replacement. For asphalt shingles, this is the 20-year mark as your average asphalt roofing has a life span of around 15 to 25 years. Once it reaches year 20, it’s more economical to replace the roofing system with a brand-new one.

  2. Base Your Decision on the Extent of the Damage

    As a general rule, roof repair should be your course of action if you’re addressing a specific part of your roof. If a part of your roof, for example, had all of its shingles torn off, then repair work is the smart choice since you’re addressing a short-term problem. Long-term problems, such as when the roof structure needs addressing, are when you should consider roof replacement.

  3. Moisture Damage

    Moisture damage requires immediate repair work done, especially when it starts creating leaks in the roof structure. You don’t necessarily have to replace the entire roof when this happens. Rather, make sure you repair the leaks as soon as possible before they become bigger and more expensive problems.

  4. Granules in the Gutters

    You can tell if your home requires a roof replacement soon if you notice that there’s a large amount of granules in the gutters. These granules actually make up the waterproofing layer of your shingles and have been stripped off by wind and rain. If the shingles are completely stripped, then they’ll have a hard time protecting your home from the elements. Replace these shingles before they allow more moisture to intrude into your home.
