How Your Might Be Harming Your Flashing

Out of sight, out of mind – this is the typical mindset towards flashings. But this is probably one of the biggest mistakes you can ever make – simply ignoring the flashings – because they do a lot more to your roof than you think. In fact, some contractors may argue that flashings are even more important than shingles! 

What Does a Flashing Do?

Flashings are pieces of waterproof material, such as metal, polyvinyl chloride (PVC) or other types, that seal the gaps and the more vulnerable portions of your roof from water infiltration. Usually, these gaps are formed when two planes of the roof meet or intersect, such as in valleys or ridges (the latter in which it’s also called a ridge cap).

Because shingles are cut to fit these areas, gaps exist, no matter how accurate the cutting or the tolerance. Flashings are meant to cover those gaps. However, because of its nature, flashings typically are the first roofing components to wear out.

Installation Problems

One of the most common issues that plague flashings are not from your end, but from your contractor. This includes misapplication of the flashing or the wrong material choice. Flashing that does not cover the gap entirely or if the material chosen corrodes after a few bouts with rain, you might as well not have flashing at all. Check your contractor’s website (or ask the pro directly) to check the flashing application methods.

No Maintenance

Now, this is your responsibility, and, if you were lax here, worn-out flashing is probably a problem that you made yourself. Like your roof, flashings need maintenance, and, sometimes, it can be as little as looking if it’s still in place, it’s secure and nothing is out of place. If the flashing is lifting, this can invite water into the roof.
