Roof Replacement Costs: Key Factors to Keep In Mind

Roof replacement has many variables that ultimately have an effect on the price. We’re not exaggerating when we say that no two roofs are exactly the same. Here are the variables and other factors to keep in mind when planning on getting a new roof.

Roof Pitch

Roof pitch is an important factor of roof design. If you are considering making changes to it, you should know that it will have an effect on the other parts of the roof, apart from the cost of building the new frame. This is because the steeper the roof, the greater the roofing area. If you are considering getting a roof with a steeper pitch, it will require more materials and accessories to cover it.

A steeper roof will also be more efficient at handling rain, which means the rate of rainwater driven into the gutters will increase. Your roofer will recommend more efficient gutters to match the new load, which may increase the total roof replacement cost.

Roofing Material

Roofing material is a major variable, given the variety of material selection and their associated price tags. Asphalt shingles are popular because they’re typically more affordable than other options like metal, tile or slate, and they come in a wide range of prices depending on the features that you choose. Traditional three-tab shingles generally cost less than architectural or laminate shingles, though the latter offers features like more complex aesthetics and better impact protection.

Other roofing materials also have selections within the same type. Standard standing seam metal roofs typically cost less compared to stone-coated options, though the latter comes in styles that mimic other roofing types like barrel tile. The cost of slate roofing also varies depending on where it was quarried.

Tear-Off and Disposal

Removing the old roof and disposing of discarded materials comprise a significant percentage of labor costs. Some roofers allow homeowners to arrange for pickup and disposal on their own, which can be a good thing if a local roof recycler happens to offer the service for a lower cost. It’s important to note that there are roofers who may offer “overlay” roof installation, which involves installing the new roof over the old one and eliminating the need for tear-off and disposal. This should only be done under specific conditions, and doing it on any other roof would result in many problems.
