The Basics of Roofing Warranties

A good roofing warranty can save you from the costs of fixing problems caused by faulty roofing products or installation errors. Manufacturer Vs. Workmanship Warranties

Most people are familiar with manufacturer, factory or material warranty coverage because most of today’s products, from electronics to vehicles, have this kind of coverage. Roofing manufacturer warranties cover problems caused by manufacturing defects such as premature wear. These warranties typically cover material replacement, but some manufacturers offer coverage for the labor costs depending on the warranty level. Accessories such as flashing may have a separate coverage.

Workmanship warranties, on the other hand, cover roofing problems caused by installation errors like wind-torn shingles due to incorrect use of roofing nails or fasteners. While defective materials can take several years before problems become apparent, installation errors usually do in the first year or two. This is why workmanship warranties typically have shorter coverage periods. A roofer may offer a separate workmanship warranty in the form of a quality guarantee.

Conditions Not Covered by Roofing Warranties

Even the best roofing warranties have limitations because of conditions that fall outside their coverage. The following are some of the most common conditions generally not covered by roofing warranties.

  • Normal wear and tear. Roofs are exposed to the elements all the time, which means they are expected to accumulate wear over their life span. However, most manufacturers offer coverage for premature wear, or when their roofing products appear to be worn while within their expected life span.
  • Causes covered by insurance. External causes such as fallen trees and storm damage are generally covered by homeowners’ insurance, not warranties. Some roofing systems may be eligible for warranty coverage if they are rated for wind, fire or impact resistance.
  • Lack of maintenance. Most manufacturer warranties specify lack of maintenance as a reason to void warranty coverage.
