Roof Repair

Roofs have high repairability, regardless of type. This means repairs should be your first consideration when addressing a damaged roof. Repair work typically requires less time and labor and is not as disruptive to daily business operations. Small, localized damage to the roof often doesn’t announce itself, which makes regular inspections an important part of your roof care routine. The sooner you find issues like small punctures, the less widespread the damage will be.

Roof Replacement

When the roof is past its life span, roof repair becomes insufficient to address roofing problems — a temporary solution, at best. This is why, as a commercial property owner, it’s important for you to keep tabs on your roof’s expected service life. Frequent repairs can add up, sometimes to the point where the cumulative costs could have been better spent towards a new roof.

There are many factors that affect a roof’s service life. The type dictates an expected life span, which may range from 10 years on single-ply roofing, to as much as 50 years on metal roofing systems. Regular maintenance can help you get a few more years. Usage of the roof can also be a factor: a roof with high foot traffic, for example, can get worn out faster compared to a rooftop that’s barely seen by people.

Roof Re-Cover

Re-covering a roof involves installing a new roof over the old one. Many property owners choose this care strategy because it cuts down on the labor cost because no tear-down is needed. However, it’s important to note that this is not suitable for all roofs — strict conditions must be met to ensure the structural soundness of the finished roof. Not following such conditions, which vary depending on the roof type, may result in early failure and code violations.

Roof Coatings

An existing roof may also benefit from coatings. As with re-covering, coatings are applied to roofs that are approaching the end of their life span but are still in good condition — while it can be applied to new roofs, the difference in performance is minimal. The most basic types of roof coatings create a durable layer when fully cured, which essentially seals the existing roof underneath. In addition to improving water resistance, coatings can also help make the roof more reflective and improve the roof’s energy efficiency. It’s important to note that some types of coatings are vulnerable to prolonged exposure to moisture, so ponding water and drainage issues will need to be addressed before coatings can be applied.
